What is a hard money loan?

A hard money loan is a type of short-term financing secured by real estate, typically used by investors for quick funding.

Why should I work with you instead of going direct?

Going direct limits you to one lender’s terms, timelines, and risk tolerance. A broker works for you, not the lender. Do I need perfect credit to qualify?

No. Hard money loans are asset-based, which means the property and the deal matter more than your credit score. We have helped borrowers with average credit secure funding by presenting strong projects with solid exit plans.

How fast can I close?

Many of our clients close in seven to fourteen business days, sometimes faster. Because we manage communication, documentation, and underwriting coordination, your file moves quickly and efficiently without unnecessary delays.

Do you charge any upfront fees?

Never. You only pay standard origination and closing costs once your loan is approved and ready to fund. There are no retainers, hidden fees, or surprise charges.

How do you get paid?

We never charge upfront fees. If your loan closes, our broker fee is paid at closing and appears on the settlement statement (HUD/Closing Disclosure). It’s typically paid from loan proceeds. If the loan doesn’t close, no fee is owed.

Can you help if I’m a first-time investor?

Yes. We work with both new and experienced investors. Our goal is to make the process clear and strategic. You will receive guidance on what lenders look for, how to present your deal, and how to build credibility for future projects.
